Pipe Collar Repair:
Pipe collars are the flashings that
surround the plumbing vent pipes that
extend through a home's attic area and rise
above the roof. There are two basic
types:
- Neoprene/aluminum -
Premium Quality
- Rubber/plastic - Budget
Quality
Neoprene/aluminum
premium quality pipe collars can last up
to ten (10) years -- The plastic type may
last six (6) or seven (7) years if you're
lucky. Plastic pipe collars tend to
expand and contract much more than the
aluminum type, often causing problems
with adjoining shingles -- and
contributing to premature roof
leaks.
It's a good
idea to have a professional roofer check
your pipe collars every few years as they
are the number one cause for home roof
leaks. Home
Restorations' Md Roof
Repair
Program is a great, inexpensive
way to take care of several leaky pipe
collars all at one once.
Don't ever
paint the neoprene or rubber part of a
pipe collar with paint, and don't
caulk with petroleum based caulks -- both
will result in premature cracking,
and leaks.
